Internal Attic Inspections

Internal attic inspections are carried out where safe access allows and are used to support external drone roof surveys. By combining internal and external data, we can build a clearer picture of how a roof is performing and whether issues seen externally are affecting the building internally.

During an internal inspection, we assess the roof space for signs of moisture ingress, timber condition, insulation performance, and evidence of historic repairs. This is particularly useful where leaks are suspected, repairs have previously been carried out, or the condition of structural timbers needs to be better understood.

Moisture readings and internal evidence

Where appropriate, we use a handheld moisture meter to take spot readings from accessible timbers, masonry, and roof elements. These readings help indicate whether areas are actively damp, drying out, or showing long-term moisture exposure.

Moisture data is not viewed in isolation. It is assessed alongside:

  • Drone imagery of roof coverings, flashings, valleys, and gutters

  • High-resolution external close-ups of defects or vulnerable areas

  • The internal layout and ventilation of the roof space

This combined approach helps link external defects with internal symptoms, improving confidence in diagnosis and reducing speculation.

Supporting clearer decisions

Internal attic inspections are particularly valuable for:

  • Pre-purchase roof surveys, where buyers need clarity on condition and risk

  • Leak investigations, helping to trace the likely source and path of water ingress

  • Assessing timber condition, including rafters, purlins, and trusses

  • Post-repair verification, checking whether previous works have resolved issues

All findings are documented with supporting photographs and referenced clearly within the final report, allowing surveyors, contractors, and property owners to make informed decisions based on evidence rather than assumptions.
