Roof Inspections for Property Managers in Pimlico
Recently, CAV Aerial was instructed by a Central London property management company to carry out 25+ roof inspections across a large residential portfolio in Pimlico, Belgravia and Kensington.
The project involved multiple occupied buildings, each requiring external roof assessment, defect reporting, and organised delivery of imagery and documentation to support ongoing maintenance planning.
Due to the location and operational environment, a key part of the project involved coordinating permissions, planning safe access, and ensuring all operations were carried out legally and responsibly. This included managing flight permissions where required, notifying relevant parties, and coordinating with residents to minimise disruption during inspection periods.
Once access and operational planning had been completed, aerial inspections were carried out across the portfolio using high-resolution drone imagery. The inspections focused on roof coverings, chimneys, parapets, gutters, leadwork, dormers, rooflights, and associated external elements visible from accessible aerial viewpoints.
Across the inspected buildings, a range of common maintenance-related issues were identified, including:
slipped and weathered slates
deteriorated chimney flaunching
ageing flat roof coverings
organic growth and vegetation build-up
weathered leadwork and flashing details
parapet and render deterioration
blocked gutters and debris accumulation
historic patch repairs and localised staining
Each property received its own individual inspection report, supported by high-resolution photographs and video footage. As requested by the client, every property was also invoiced separately to simplify internal management and allocation across the wider portfolio.
To improve clarity and usability for the property management team, each report included:

a defect location map identifying where issues were observed
a priority table to help support maintenance scheduling
annotated imagery and supporting descriptions
recommendations for further investigation or remedial maintenance where appropriate
Particular attention was also given to previous maintenance items referenced by the management team. Where historic repair works or previously identified defects were visible during inspection, these were cross-checked against earlier notes to help confirm whether works appeared to have been completed or whether issues remained visible from the aerial viewpoints.
One of the major advantages of portfolio-based drone inspections is the ability to inspect multiple buildings quickly and consistently without the immediate need for scaffold access. This allows property managers to obtain clear visual information across large portfolios while supporting planned maintenance decisions, contractor coordination, insurance discussions, and resident communication.
As residential portfolios age, access to clear and organised visual reporting becomes increasingly important for maintaining building condition and prioritising maintenance effectively.
