The Problem

A block manager in South West London contacted CAV Aerial to arrange a drone roof survey to investigate a suspected roof leak affecting the property.

Traditional access methods such as scaffolding would have been costly and time-consuming to arrange. The client needed a quick and practical way to assess the condition of the roof and identify any visible defects that could be contributing to water ingress.

When a block manager in South West London contacted us about a possible roof leak, we deployed our drone inspection service to quickly identify the source without the need for costly scaffolding or roof access.

Using a DJI 4 Pro drone, we carried out a detailed aerial survey covering both the affected roof and the opposite side for comparison. From the imagery, we were able to pinpoint signs of water ingress and other contributing issues.

What We Found

High-resolution aerial photographs showed possible staining on the roof tiles, especially around the ridge line and near the valley. The gutters contained heavy debris and vegetation, particularly on one side of the property — a common indicator that water flow is restricted and pooling may occur during rainfall.

By comparing both sides of the roof, we could see that the staining and debris were far more pronounced on the problem side, confirming this area as the most likely source of the leak.

Why Drones Make Roof Surveys Faster and Safer

Traditional leak investigations often require ladders or scaffolding, which are expensive, slow, and disruptive. Using drones, we can capture ultra-sharp 4K imagery and zoom in on potential problem areas within minutes, producing a clear visual record for block managers, landlords, and surveyors to act on immediately.

Client Feedback

The block manager’s response summed it up perfectly:

“This is great, Constantine. Yes, very happy — I’ll keep you updated with upcoming jobs.”

At CAV Aerial, we help property professionals across London and the South East carry out efficient, safe, and accurate roof condition surveys. Whether it’s a suspected leak, blocked gutter, or general maintenance check, our GVC-certified pilots deliver the evidence you need, fast.

If you need something checked on your roof, we can carry out a quick, affordable, and non-intrusive drone inspection — no ladders, scaffolding, or disruption required.

The Drone Roof Survey

Using high-resolution aerial imagery, we carried out a full external roof inspection.

This allowed us to:

  • Capture detailed images of the roof covering, chimney, and guttering

  • Assess areas that are difficult or unsafe to access manually

  • Identify visible defects that may be contributing to the issue

All data was collected on-site and delivered promptly following the inspection.

Key Findings

During the inspection, the following observations were made:

  • Blocked and debris-filled guttering, which may restrict water flow and contribute to overflow

  • Surface staining and weathering to roof elements, consistent with prolonged exposure

  • Chimney and flashing areas showing signs of wear

  • General ageing across roof materials consistent with the property

No widespread or obvious large-scale failure of the roof covering was visible at the time of inspection; however, the issues identified provide a clear indication of areas requiring attention.

Outcome

The drone survey enabled the client to:

  • Visually identify areas of concern without the need for scaffolding

  • Focus on targeted maintenance and repair, rather than exploratory work

  • Save both time and cost by avoiding unnecessary access equipment

  • Share clear photographic evidence with contractors for further assessment
